Fuse Recruitment has selected a Burwood Road building in the increasingly popular Hawthorn market as the ideal candidate for its next office.
Fitzroys Associate Stephen Land negotiated the secure six-year lease over 300sqm on part of Level 2 at 313 Burwood Road at $147,000 per annum plus GST.
The deal follows Land’s five-year lease of 300sqm on part of Level 3 to accountants HID Group, meaning 600sqm within the building has been leased in recent times.
Fuse Recruitment is relocating from a smaller office nearby at 328 Burwood Road, Hawthorn with a preference to remain in the immediate area.
Land said Fuse Recruitment was drawn to the premises’ excellent natural light and existing fit-out that allowed for a seamless transition from one office to the next. The office also a contains a private balcony and terrace space, as well as two levels of secure on-site parking and end-of-trip facilities.
Fuse Recruitment was also drawn to the location’s immediate proximity to Glenferrie Road retail amenity and public transport links, Land said, including the short walking distance to Glenferrie train station and multiple tram routes.
Land said the recent deals at the building demonstrate that the liveability and accessibility offered by Hawthorn’s office market are retaining tenants in the area, and drawing tenants from other locations across Melbourne. HID Group had previously been located within the same building in Carlton for 19 years.
“Tenants who are in Hawthorn want to stay, and others around Melbourne want to move in,” he said.
“Inner suburban locations such as Hawthorn offer more affordable opportunities for new pastures and expansion.” Both tenants were seeking larger spaces.
Fitzroys is currently leasing remaining space of 230sqm within the building, including a fully-fitted area which offers excellent natural light with private balcony and ample on-site car parking.
