A neighbouring owner has jumped at the rare opportunity to acquire the next-door warehouse site in Melbourne’s sought-after inner-north.
Fitzroys’ Brent Glassford and Marco Sandrin sold 7 Kirkdale Street for $1.16 million following a successful auction campaign on behalf of private owners who had held the property within the family for a long period.
The 412sqm parcel of Industrial 3-zoned land has a 160sqm storage shed.
“Industrial-zoned properties are quite rare in a city-fringe location like this. We had a wide mix of buyers across the circa 45 enquiries, from owner occupiers to investors,” Glassford said.
“The property eventually sold to the next-door neighbour, who couldn’t turn down the opportunity to add to their existing prized industrial landholding in Melbourne’s inner-north.”
The property sold at a high land rate of $2,815 per sqm and was offered with a monthly tenancy.
Sandrin said highly-accessible industrial properties are attracting high interest from all sectors of the market.
“The site offered multiple options for potential buyers and is just moments from Nicholson Street, connecting the site to the CBD and a number of arterials.”
